Home Selling Secrets from the Professionals

When it comes to selling your home there are a few things that are key. Take my word, in the time that I have been in the industry I have see quite a bit when it comes to what it takes to have a succesful sale, things that may seem minor to some people but proven to either help or hinder success when it comes to getting a home sold.
Here are a few.
1. First impressions are the only impression when it comes to a potential Buyer.
Something I can't stress enough, if a potential Buyer comes up to the home and gets a bad first impression the minute they walk up, a lot of the time the inside of the home will not make up for the feeling they already have when they walk in. Once that first impression has been soured they seem to become more critical of the home as a whole and usually doesn't lead to a good outcome. A freshly landscaped yard can really help to lead you to success.
2. At all times make sure the home is ready to show to a potential Buyer.
I know life can get crazy sometimes, work, kids, pets etc. but when it comes to putting a home on the market for sale it is crucial to do your best to try and keep it ready for any potential Buyer who may be making an appointment to come and tour the home. Appointments could be rolling in at any time so consitency is key.
3. Kitchen, Kitchen, Kitchen!!!
This one I believe is a given! We all know what one of the biggest factors when it comes to a potential Buyer is the kitchen.
4. De-personalize your Home
I wouldn't say this is one of the biggest factors when it comes to selling the home but more of an opinion. I have noticed that the less personalized the home is when a potential buyer is doing a walk through makes it easier for them to envision themselves in the home where, if the home is full of personalized family stuff it no longer gives that potential Buyer the oppertunity to see themselves there as it feels like someone elses home as they are walking through.
5. Light that home up.
I like to emphasize with my Seller clients to leave the lights on when they leave the home for a Buyer walk through and if it is a home with lots of natural light to open some blinds to let some of that light in. All the light really helps to accentuate the great features of the home rather than someone walking in to a dark home, having to turn all the lights on and maybe get the wrong impression when they have come in.
6. Half empty Closets
My wife will attest to this one! Let's be honest here, when potential Buyers do walkthroughs of the home they are going to look in the closet! If closets are cluttered or over filled, people get the impression that maybe they are too small or not going to be able to accomodate everything that they have to put in.
7. Pricing it Right.
Crucial to getting the home sold. I know nowadays there are different pricing strategies that we use when we get your home on the market. I know that the longer we do live in a home, some people raising families we develop an emotional attachment to it. Fact of the matter is the market will yield what the market will yield. Sometimes things are better and sometimes not but at the end of the day an overpriced home will always sit on the market for some time and discourage potential buyers from even going and seeing it. It gives them a sense that it is already too high in price and that there is no bargaining room to even get the home down to fair market value.
8. Play the agent field.
Finally is the right REALTOR to get the job done. Do your homework and make sure you are always looking for someone who has your best interests in mind. Someone who is informed on your market, embraces technology and has the right plan to get your home in front of every potential Buyer that is out there.
These are just some of things that I have realized through my time as a REALTOR. There are more but these are just some of the more important ones that I have learned along the way.
